Building Inspections

Three phases, from opinion to permit-ready plans

03 / INSPECTIONS
PHASE I

Initial Evaluation

Structural inspection

A visual evaluation and opinion of the structural condition and integrity of an existing building, identifying areas that require improvement or repair.

We evaluate

  • Foundation, patios & decks
  • Roof structure, attic, fireplace & chimney
  • Ceiling & floors
  • Wall structures, doors & windows
  • Grading & drainage
  • Slope set back

We look for

  • Cracks or deterioration of the foundation
  • Leaks or structural load deficiencies
  • Floor slopes, using a manometer
  • Leaning walls, using a level
  • Cracks in the walls
  • Evidence of settlement
  • Poor drainage

Phase I options

  • Professional opinion — on‑site evaluation with an immediate opinion on structural integrity
  • Detailed report — on‑site evaluation plus a full structural report within 1–2 days
PHASE II

Structural Analysis for Repairs

Follow-up analysis

Recommended as a follow-up to an inspection that uncovered areas needing improvement or repair. This detailed examination uses scientific calculations and measurements to accurately identify the level of repairs needed.

PHASE III

Repair Plans

Permit-ready documents

Created upon completion of Phase II, when authorized by the client. These plans outline the methods and materials used in repairs, can be submitted to the building department for a permit, and let contractors bid on construction directly from the plans.
